The Building
This Carlsbad office building was purchased in 2007/2008 and provided with AC and some interior features but not finished. BA Developments purchased the building in 2010 as an REO, redesigned and completed the interior, and redesigned and added features to make the building stand-out as tastefully appointed, technologically advanced and usage flexible. Total hard-cost investment to-date in the building exceeds 2.6M at cost.

- Building Interior was originally designed by Andy Gearhard who is well known Interior Designer.

Usage Flexibility
- During the interior completion, not only was the "front" separated from the "back" to allow them to operate independently (rear being a "suite rental" area) but many features were added and integrated to allow for an easy configuration change.
- One of the rear suites was given doors on both sides to allow dedicated usage as either a rental or for use by the front area.
- Most of the walls were framed with 3'x4' windows that were not exposed. This was to allow more light and potential supervision as needed on an office-by-office basis.
- Most floors were finished BEFORE walls were laid allowing for low-impact wall reconfiguration (like adding a door between offices or removing a wall).
- Walls and Doors on either side of the kitchen and at front-suites double-door area were designed to be removed for a reconsolidation to a single-use building.

The Immediate Area
This 5600+ SqFt building is located in central South Carlsbad just a few minutes from all of the resorts, golf companies, the Federal Express hub, Palomar Airport, and about 10 minutes from the Ocean. The building itself backs to Palomar Airport Road for incredible signage and exposure.
